We are a Family operation, based in Windermere, Florida, and live just 4 miles from the Top of Cinderella's Castle at Walt Disney World! That means we are VERY CLOSE to Windsor Hills and care deeply for our properties and community. 2015 marks our 10th year of operating rentals. We are State of Florida Short Term Rental, Licensed and Registered DBPR, DOR, as well as Osceola, Brevard Counties and City of Cocoa Beach.
ORDERING POLICY: -We have a 1 night MINIMUM STAY Policy. You may STAY 1 to 7 nights inside any Saturday to Saturday week. Any stay of LESS than a full Saturday to Saturday week will require you BOOK and PAY for the Saturday to Saturday week. Many guests stay LESS than 1 week. They do this by booking the Saturday to Saturday week(s) to cover their shorter stay dates. -Credit cards Accepted: VISA, MASTERCARD, DISCOVER, AMERICAN EXPRESS -Some Properties accept Paypal. -$250 deposit (per week booked) due at time of booking. -Balance Due 30 days to arrival and will be automatically charged to the card used during booking and a receipt sent to you (unless you tell us to use a different credit card for the Final payment). -If you are booking a date CLOSER than 30 days to arrival, your card will be charged IN FULL at time of booking. -Once Final payment is collected, you are sent full check in instructions and doorlock codes. -We DO NOT Collect, or hold, a "Security Deposit" during your stay; Any damages will be collected after Unit inspection at check out. -Guests must sign Rental Agreement online by reading and clicking "ACCEPT" for each booking, and agree that damages will be the responsibility of the guest and guest authorizes charge for damage and/or contract breach onto the credit card used at booking. -
RE-RENTAL - CANCELLATION POLICY: -2 week or less Bookings may be canceled up to 60 days to arrival for full refund minus Bank Credit Card use Fee (no more than 3.8%) -2 week or less Bookings inside 60 days to arrival will be placed back up for rent at original booking price. If Re-Rented at guests rate, full refund minus Bank Credit Card Fee back onto the card used by guest at time of booking. -Inside 60 days, and Re-Rental requires a discount in price, guest is responsible for the difference between the re-rental price and the original rental price, and will receive the re-rental price as a refund. If re-rental does not occur, guest is responsible and forfeits all payments made. -Our Re-Rental rate is very good. We average 96% Re-Rental on one to two week cancellations made inside 60 days. -No other Cancellation Fees, Processing Fees, or Hidden Charges for a cancellation.
-Longer than 2 week Bookings may be canceled up to 120 days to arrival for full refund, minus Bank Credit Card Fee. (no more than 3.8%) -Longer than 2 week Bookings inside 120 days to arrival will be placed back up for rent at original booking price. If Re-Rented, full refund minus Bank Credit Card Fee. -Inside 120 days, and Re-Rental requires a discount in price, guest is responsible for the difference between the re-rental price and the original rental price, and will receive only the re-rental price. If re-rental does not occur, guest is responsible and forfeits all payments made. -All Refunds will be a credit placed back onto credit card.
RENTAL DATES: -Booking engine is priced for Saturday to Saturday bookings, as we reserve the LOWEST rates per-night for our Saturday to Saturday guests. However, if your dates are NOT Saturday to Saturday, price your stay by selecting Saturday to Saturday weeks that COVER your dates. You will pay MORE PER NIGHT as a non Saturday to Saturday Guest, however in lower priced periods, it may be price effective. Price it out to see, or contact us by phone for a discount on non Saturday to Saturday period.
NON SATURDAY TO SATURDAY STAYS: If you book Saturday to Saturday weeks but only Stay on your desired nights, you will be able to CHECK IN and CHECK OUT at ANY TIME on any day other than Saturday if your stay dates are NOT Saturday to Saturday, another benefit. Arrive anytime 24 hours, and depart anytime 24 hours on non Saturday to Saturday arrivals and departures, since all units are CLEANED on Saturdays and you have booked Saturday to Saturday, but are not STAYING Saturday to Saturday.
SATURDAY CHECK IN: 3PM SATURDAY CHECK OUT: 10AM
CLEANING FEE -Guest is responsible for NO washing and NO cleaning. Cleaning Fee varies and is shown on order summary and on quote searches.
POOL HEAT -Pool heat may be added to any Townhouse for $95 per week plus tax heated.
CLEANLINESS GUARANTEE: -All units operate under a CLEANLINESS GUARANTEE. If, upon Check In, you see something that is NOT CLEAN, call us at the number in the notebook and we will address the issue immediately.
